How Much my Home is Worth? The place where you can trust our experience and expertise to get the answers you need. How much is my home worth?
If you’ve moved out of a home you still own and started renting it out, a tax clock you probably don’t know about is already ticking. Most owners never think about it until they’re right up against a deadline, and by then the most valuable break in a home sale can be off the table. I watched it nearly happen to clients I’d known for years, and their story is the clearest warning I can give you.
A clock most sellers never notice. Here’s the part that catches people. To claim the big capital gains exclusion when you sell a primary residence, you generally need to have lived there at least two of the last five years. Live there long enough inside that window, and a single seller can exclude a large amount of profit, and a married couple can exclude roughly double. Move out and rent the place, though, and those months away still count against your five-year window. Keep renting long enough, and you quietly age out of the very break that would have saved you the most. I’m a Realtor, not a tax professional, so your own numbers belong with your CPA, but the shape of the trap is worth knowing early.
My clients sat at the edge. That’s exactly where my sellers stood. They were longtime California owners who’d moved to Wyoming to try a new chapter, renting out their California home while they decided whether the move was permanent. The home had appreciated a lot over the years, so the potential tax bill wasn’t small, and their window to qualify was still closing. Suddenly a lifestyle question turned into a financial one with a hard November deadline attached. Do we commit to the new life out of state, or come back? That answer, paired with the deadline, would decide whether they kept a break worth a great deal of money.
Why the decision was so hard: what made this tough wasn’t the math; it was everything wrapped around it. Sellinga longtime home is never just a transaction; this was decades of memories in a place their family still calls home, so even with the numbers pointing clearly toward selling, saying goodbye was hard. The market had also shifted from where they’d expected their price to land, which meant some honest conversations and a few adjustments. Every escrow has its bumps, and this one was no exception. A big part of my job here isn’t the paperwork; it’s keeping everyone steady through the emotion and the surprises so a stressful process still ends well.
The long game is what paid. They committed to the move, we sold in time, and they walked away financially ahead and free to fully step into their next chapter. As we were closing, the husband told me something I’ve repeated ever since. He tells everyone real estate is the best investment. It’s tangible, you can put work in, and over time it tends to come back to you and then some. For them, that was simply true. No one can promise what any single year will do, but a good property held for the long haul has historically been a reliable way to build wealth here on the Central Coast. They didn’t try to time the market or flip anything fast. They owned a great home for a long time, and it paid off.
Plan before the clock forces it. Here’s what I want you to take from their story. Big real estate decisions almost always come with deadlines, taxes, and moving parts you can’t see coming. The difference between a stressful scramble and a smart outcome is having someone who sees the whole picture early. If you’ve moved, you’re renting out a former home, or you’re unsure about your timing, the worst move is waiting until a deadline looms. A good place to start is simply knowing what your home is worth today.
