Should you make your move now or wait for interest rates to come down? It’s easily the most common question I’m getting from buyers and sellers right now. The honest answer depends on a few things, but there are some important pieces most people overlook before they decide to wait.
What buyers are weighing. Many buyers are waiting because they hope rates will improve. The catch is that you’re not the only one waiting, and studies over the years have shown that the cost of waiting can outweigh the benefit of a slightly lower rate. If home prices rise while you wait, the savings from a lower rate can disappear into a higher purchase price.
Right now, many buyers are sitting on the sidelines across San Luis Obispo County. If rates drop meaningfully, many of them will jump back in at the same time, which means more competition, more multiple-offer situations, and potentially higher prices. Sometimes the best opportunity is when competition is low, not when rates are low.
What sellers are weighing. Plenty of sellers are doing the same thing, waiting for rates to improve before listing. That keeps inventory relatively limited across much of our local market, which actually works in a seller’s favor. When fewer homes are available, a well-priced, well-presented property still draws real attention. If you’re holding out for the perfect market, it’s worth remembering that thousands of other sellers may be holding out for that exact same moment.
The part most people miss. The biggest mistake I see is focusing on just one number, the interest rate. A good decision looks at the whole picture: your timing, your financial goals, how much equity you’ll have, your monthly payment, and your long-term plans. A slightly higher rate today can often be refinanced later. Missing the right property, or putting off a move that would genuinely improve your life, is a lot harder to undo.
The local market reality. Here on the Central Coast, not every neighborhood is moving the same way. Some homes are seeing strong activity, while others are taking longer to sell, and some buyers are finding opportunities because competition is not as fierce as it was a few years ago. That is exactly why national headlines don’t tell the whole story for Paso Robles, Atascadero, Templeton, San Luis Obispo, or the surrounding communities. Every move is different, so I encourage my clients to pay less attention to the headlines and more to what actually makes sense for their own situation.
